  • Asphalt Shingles, 3-Tab: 15-18 Years
  • Asphalt Shingles, Architectural: 24-30 years
  • Concrete Tile: 35-50 years
  • Built Up & Modified bitumen roofing: 10-16 years

A roof life expectancy can deviate significantly from the average. Some factors that contribute to a longer or shorter life of the roof are:

  • Angle of Roof Slope - Higher pitch roofs tend to last longer
  • Quality of Roof Materials - "Economy" roof materials have a shorter life span
  • Quality of Workmanship - Improper installation reduces roof life
  • Attic Ventilation - A poorly ventilated attics leads to blistering and granule loss which reduces life span
  • Trees Near Roof - Tree branches rubbing on a roof will create damage and accumulated debris will reduce the life of the roof
